Understanding the People, Not the Property

Five residential transactions. Five different stories. One approach to luxury real estate in St. Petersburg, Florida.

Over the past year, I've had the pleasure of participating in five luxury residential transactions in St. Petersburg, Florida. Five very different properties, each with its own story.

What has stayed with me isn't the architecture or the sales prices. It's the people.

Before entering luxury real estate, I spent more than 25 years in commercial banking, structured finance, and community development finance. Personally, I've bought, developed, and renovated primary residences for my family in Connecticut, Massachusetts, Washington, D.C., and Florida—not to mention vacation homes on Cape Cod and Martha's Vineyard.

Successful real estate advisory begins with understanding the people, not the property.

Five Properties. Five Different Stories.

356 Belleair Drive | Snell Isle

A relocating executive and his family toured this spacious home overlooking the Vinoy Golf Club during a weekend visit. They put it under contract the following day and moved in two weeks later. Their biggest concern? Where to store the Christmas decorations.

501 22nd Avenue SE | Tropical Shores

I met this buyer at an open house. He lost out on that property to another buyer, so we kept looking. We found a waterfront lot with spectacular downtown views, where he could build a contemporary home incorporating modern hurricane-resilient construction. I introduced him to a custom builder, and the property is now under contract.

ONE St. Petersburg, Residence 2205 | Downtown

For a couple purchasing their third residence, the extraordinary waterfront views and convenience of downtown condominium living were exactly what they wanted. After spending time on the market, this beautiful residence found buyers whose lifestyle was perfectly suited to it.

1846 Coffee Pot Boulevard NE | Historic Old Northeast

These buyers had relocated from the West Coast and initially settled into a downtown high-rise. They soon realized condominium living wasn't for them. We met at an open house, and despite concerns about the property's flooding during the 2024 hurricanes, they successfully competed against multiple offers for a home within walking distance of downtown.

808 Brightwaters Boulevard NE | Snell Isle

A couple from the Midwest approaching a liquidity event discovered this 1930s Mediterranean villa wrapped around an old-world swimming pool on Zillow. They flew into Albert Whitted Airport, toured the property, and had it under contract before the weekend ended. A rental-to-purchase arrangement accommodated their circumstances. Today, it's their winter residence.

Where Real Estate and Wealth Management Meet

For executives, entrepreneurs, and high-net-worth families, purchasing a luxury residence is often intertwined with broader financial decisions.

Liquidity events, retirement, relocation, and changing family priorities can all influence when, where, and how someone purchases a home.

Having spent much of my career in finance, I appreciate the role wealth advisors, attorneys, and other trusted professionals play in those decisions.

My role is to complement their expertise with local market knowledge, thoughtful due diligence, and an understanding of the client's circumstances.

A Considered Approach

My practice focuses on exclusive buyer representation in Downtown St. Petersburg, Historic Old Northeast, Snell Isle, and surrounding waterfront communities.

Sometimes my job is to recognize an opportunity and move quickly. Sometimes it's to recommend patience. And sometimes it's to explain why a beautiful property may not be the right choice.

Five properties. Five different circumstances. Five different outcomes. What connects them is the importance of listening, understanding, and exercising good judgment.

Because ultimately, the right real estate decision should make sense both on the balance sheet and in the life someone wants to lead.
